. ;-)We have a lot of multi-families in Philly but for the most part we don't do anything with finished basements, and we mostly buy existing layouts and upgrade them instead of doing new layouts.

We are able to significantly increase rents in the corporate leases because we are providing furnished housing, all utilities, plus internet for one price.

The internet eventually let me here after looking around at property management/investment ideas.      

If it's a national tenant that has a high end and specific layout and finish they might only do a brand new ground up building.

Just keep in mind spiral staircases are typically there for a reason, with the layout of the home there’s nowhere to conveniently put a staircase.

HERE:So I finally found the correct answer on the internet somewhere. 

Note on Quicken, I personally prefer the older versions (non-web based) which you can purchase on the internet for pretty cheap price and don't have a recurring fee each year for a subscription (Quicken 2016 and earlier I believe).
