If I rely on their expertise then they are on the hook.If I deal with a listing agent and they screwed up or the seller, I have to go after them.

open houses, putting it on trulia/zillow ( realtor.com auto updates form the mlx every 15 mins ) flyers, postcards, Facebook, going to the local real estate agents meetings and getting it put on tour ( mines called south east area realtors we meet twice i month and tour all agents new listings ).

Just my opinion but if a realtor has it listed I would move on to another off market deal.It can be done and it's not impossible by any means but it isn't the ideal situation.I have used a realtor to sell a property and list it on MLS after I had it under contract.
