Ideally we would like something not on the East Coast, as we are west coasters and do like to travel to check on our places from time to time. 

My family and I are currently dealing with my grandparents property in which we would ideally buy out the other siblings ownership....easier said then done!

If you have specific knowledge to the region, that's of course ideal, but I'm open to generalized arguments as well.Thanks all!

If I rely on their expertise then they are on the hook.If I deal with a listing agent and they screwed up or the seller, I have to go after them.

open houses, putting it on trulia/zillow ( realtor.com auto updates form the mlx every 15 mins ) flyers, postcards, Facebook, going to the local real estate agents meetings and getting it put on tour ( mines called south east area realtors we meet twice i month and tour all agents new listings ). 

Just my opinion but if a realtor has it listed I would move on to another off market deal.It can be done and it's not impossible by any means but it isn't the ideal situation.I have used a realtor to sell a property and list it on MLS after I had it under contract.

The criteria we are looking at is under 175K (150K ideally), looking at single family and condos, but would really like a duplex or even triplex.

I'd be on the fence about renting or selling with your numbers, still I'd probably sell and look for a more ideal rental or two. 

You are reducing your diversification, but ideally gaining efficiently and scale.
