They get suckered into some seminar that they think will give them "secrets" and emerge frustrated that it's all a sales exercise to get you into a platinum/gold/mentorship/coaching/access to ____/etc. program. 

You can take a screw driver and gently poke the drywall.

maybe check to see if HE exercised it himself :) I would pursue it in a friendly manner for a larger reimbursement than what he is offering & I would definitely find another attorney asap.

I will challenge you to do a investment exercise for 15 years using different methods of investments and take the decision which is best for you .

If you cannot buy right, fix right, and sell right, this exercise in flipping will be very painful. 

And there is a lot that can go wrong here (opex and capex not accurately accounted for, property value or rents go down, tenant issues, seller files for bankruptcy, issues with loan servicer (I've experienced this one), insurance issues, mortgage company exercises their right to call the loan due on sale, title issues, judgements etc. there is a lot that can wrong with subto).

I watched every single video and did every single exercise they suggested including writing in extreme detail about my perfect day once I’d “made it”, making an audio recording of it and then listening to it every day.

Outside of real estate, spend more time with family and friends, sleep good, eat good, continue to exercise and travel  (hopefully COVID will be a thing of the past).
