As for the 73k, 10k of that is my own money so even if at 73k I should get back 10k at least with a 105k property that is cash flowing a little.Might be worth doing 73k and holding off on the other till I build a bigger nest egg / equity.

Buy and hold investing in long-term rentals can be a solid strategy.

They hold it for 2 years then return it back to you, but the credit line remains and grows and tied to your SSN.

You may want to hold back funds of your loan in escrow and provide draws on the rehab as progress is completed and you may want to ask for cross collateralization.
