My bet is that there will have to be some auditing of investors to show the ability to invest, I don't think they would make any ruling that includes that threshold without an audit function to verify meeting the requirement......otherwise, why make the requirement?

If I am going to make 12% in this loan and the next and if prepayment (reduction of time of investment) does not increase the return, such as a par investment, then reinvestment goals are simply a function of waiting for the returns to amount to what is needed for a second investment.

If you buy and/or rehab homes where there are low Days on Market and get all systems good and functional and have a good lease making tenant responsible for first chunk of most maintenance items, you should be able to rent quickly (minimizing vacancy), minimize maintenance costs, and avoid much capex for 5-7 years.
