Not saying you'd want to go that route of course, but playing catch up on your mortgages is better than panic selling.

It was eye opening.

I now have security cameras so I can keep an eye on who is coming and going and something like this would be stopped right away. 

Only a $200/month cash flow for a duplex can disappear in the blink of an eye.

Assuming their income was affected, even if they don't pay in full, I would expect them to do a payment plan and catch up later.

Situation: this month I had a triplex catch fire and just learned yesterday it will be a total loss.

I'm antsy - I don't think I have the skill to "catch the bottom" of the market, but if there is going to be a big price dip, it changes which deals make sense.

Tenants must pay the rent if not now then at the back end of the lease and or extend the lease as needed to give the tenants time to catch up.May God continue to Bless us all and please stay safe

I wouldn't bank my deals on that assumption until the research can catch up. 

In the area we invest we know the state/towns are can be counted on to catch tenants up for 1-2 months per year if they fall behind due to job loss or similar situations.
