If you already have experience and in-depth market knowledge, I think you should use the vacancy and PM rates that you know are realistic.

Generally, you can redeem ground rent for a few extra dollars so if you find a good deal I wouldn't let that deter you.  

There is TONS of helpful and well-educated people on BP, including myself, though my expertise lies in developing and rehabber, I am knowledgeable on many things in REI so don't be afraid to connect with me and ask away. 

Forgive my lack of knowledge and my naivety but I'm a beginner.My friend and I are both 19 and we wants to start flipping properties and investing into rental properties. 

Ive done quite a few deals, gained valuable knowledge in real estate because of BP and will always be grateful to have such a wonderful platform and good contributors.

I want to build my financial knowledge as well as learn the market that I am in like you said. 

Mortgage is due today and having to pay an extra mortgage is going to be incredibly stressful.
