Also, if the buyer has a buyer's agent who does their job properly, they'll be notified of what the seller and their agent are trying to do.But on the whole, I think the good points out weight the bad and I think I may try this on a seller's listing.

this is a 2 family house with big rooms, the only downside that the house is 77 years old, and the rooms are basically next to each other (to get to the 2nd bedroom you need to walkinto the first bedroom) but it was kept up well, cosmetically. 2 heating systems are installed, new roof, comps are great, highly traffic areaowner did a lot of renovating, by creating rooms and expanding and cleaning the atticbackyard, but never used or maitanined - attic was turned into a 2 bedroom - which I might be able to include with the upstairs unit if prefreabble. what other things do you need to determine if this is a great deal or not?

Check the filters and see that they are promptly replaced if dirty and tenants are notified they are not maintaining the equipment properly.

My 2 cents...Instead of pooling money, which you can do btw by first filling out the proper paperwork with your state (I have never done that and I'm sure it's a pain in the ***), I would instead give a 1st mortgage to the larger loan (PL) and 2nd mortgage to the smaller loan (2nd PL.. maybe for rehab work for example).

*perk* mr landlord just heard $$$..now you have some interest in what you have to saythen just tell them you are expanding your network of investors and you can help them find investment property that will put cash in thier pocket and in turn they will be helping you expand your business. its a Win-Win situationno need to get into details on specific amounts like 70% of market value, if i were the investor I would be looking at your numbers...well you said 70% why am I paying 78%?
