Hi @Luis Gutierrez, I've got some bad news for you.  

Everything is trading wayyy high in what I call, "the investor havens".However, there is good news for the out-of-town investor, which is find those "unpopular" suburbs that people don't talk about, but are still growing like crazy.

I think a calculator in excel or sheets that tells the buyers how much money they need to bring to close on a property, would help everyone.

You bring up an excellent point about using retirement funds and it being allotted to the taxable income investors.

As a wannabe investor that soured me on that market, but for someone looking for rental housing that's still good news in general.
