Typicaly having hard evidence of problems vs just your impression or thoughts is the best way for seller to take you more seriously. having that report describing issues, is more credible than just "hey you should fix this and that". 

I haven't been able to find any evidence of property values spiking (or even increasing at a higher rate) since that Cerner campus was completed.  

I have seen them go for months if the claim does not have clear evidence or there is a difference in opinions as what the claim settlement should be.

@Imran Ahmed@Imran Ahmed Good day,I love working with out of state investors and once they are pre-qualified or provide “evidence of funds” which I do not require until we present an offer, you are good as gold!

Next would be a signed contract that you write up yourself which will have a paper trail and evidence backing any claims in court (bonus points if you go to a notary and have it done in front of an official) and the best option is the lawyer which will stand up in court significantly better than anything you could write yourself.

I don't care about the reason, but the reality itself is evidence enough.
