We plan on making the home as "green" as possible and having an organic garden and fruit trees in front. 

Make it clear that it's only for emergencies, things that will damage the home or endanger a person if not dealt with immediately.

Trees, water, area to dam, electric access, fiber optics, phone reception, road access, distance to schools, roads on two sides or more, etc3.  

If the animal endangers the tenant with allergies, then its notna reasonable accommodation to accept the animal.

Look into sugarloaf, big bear, Joshua tree, lake Isabella.

My experiences have been excellent and I've had a couple natural events that they handled very well (a of mine tree fell into a neighbors house, and a car slid off the road and hit one of my houses).
