I think it's best to get your self financially stable, if I were you, I'd be saving like crazy for a down payment for a duplex and house hack!

Your seller is going to flip out when they see that they effectively negotiated to lend money at 3% and 2%, that's going to be your real challenge.

Let's say that you want to buy land and build a fourplex, however, you are newly self employed, and you won't qualify for mortgage loans for another 2 years, since banks need a 2 year tax return history.
