This is interesting to me but seems difficult in that you would need to find another cash partner to fund the rehab.

This makes it very difficult to establish critical numbers that any buyer would want to know.

Selling at all when I've been buying so long is difficult.  

You can still be sued but your ability to operate effectively or defend yourself is reduced.It is not difficult to get authorization to transact business in another state and you should take that seriously.Message me if you have any questions.

I think that it's going to be very difficult to quantitatively demonstrate or back up my claim that Millennials (at least that I know) are less inclined to want to own property than our parents when the financial benefits of owning vs renting are so significant.  

If it is qualified then like stated above you have options but they are extremely difficult for the average person to put into place

I wouldn't say that it's better to start in a buyers or sellers market, but finding good deals does become more difficult in a buyers market.

Thanks for the input.Here is more info:  I am military stationed overseas so that limits me from meeting a local REI group & makes wholesaling very difficult.

Logistically, it's proven difficult to time it all so that it works out.
