While I don't know the company or the owner but I do know my opinion, I think this company and it's plan to purchase discounted jumbo loans with equity to turn them into bridge loans and force a borrower to refinance in the short term is a horrible operational idea as it is almost impossible to gain any economy of scale.

There may be better methods, but that's what I do, If I want to take it further I will call a Realtor, If I dont plan on buying through or listing with them, I offer to pay them for a cma, or opinion of value.

If the wife comes in with a 10% interest and the husband comes in with a 17% will the lender feel that this is just a way to skirt their policy, or will this be acceptable in your opinion.

Holding on to the HOA lien to enforce as a lien would be a more logical attempt to recover any invested dollars in my opinion.
