How to transfer my property from my name to the LLC legally for max protection and minimum cost??

I have a few partners, but went over budget and personally funded the remaining construction costs.  

Tools like BatchLeads and PropStream are great for direct-to-seller strategies, but keep in mind that they come with marketing costs depending on the method you choose, such as direct mail, cold calling, or texting and have to have good nurture campaigns. 

It sounds like the cost to entry is pretty low too, which is great to learn.

How much do the repairs cost and how much would it change the ARV afterwards, if you sold it? 

Cheap fix and makes the house so much more comfy year round -> lower turn over rate, and an average turn over costs us about 5k, so well worth to invest in your tenant's comfort.

What have been your experiences so far, and any hidden costs that you did not expect managing investment properties? 

Colorado is evolving very fast with some new laws such as the 'Just Cause Eviction' -  HB-1098 effective now. 

I have a nice down payment as was gonna offer a potential subject to if i paid their profits/ closing costs...but can you subject to a loan not in bad standing/ FHA?
