Hello BP Community, I am interested in converting a home in Phoenix, AZ to an ALF.

I personally pay for the pool since my son lives on the property he enjoys using the pool and if I was to convert the MF back to a SFH the pool would add value.

@Grant Viola  I just finished de-converting a 1906 house from a 2 unit back to a SFH and the floors had similar issues. 

@Anthony ManninoTax assessment is not a good indication of what the fair market value of a property is.Figure out the fair market value by looking at comps of similar properties recently sold in the area.I would also assume that when you purchase the house that you purchase it assuming that it will always stay a 2-unit.If you can convert it to a 3-unit, great.
