but it needs to be done since ,  yes.... they won't go down on the own,  they just go up. it's very difficult and time consuming to shop around.  

Make sure the rental market will support that rent amount.

The area is desirable for people on a fixed income, since there are a lot of services here and housing is relatively cheap.It's a real shame, because Longview does have a lot to offer - small town charm, I-5 accessibility.That said, I do provide support to folks kicking the tires in Longview - neighborhoods, driving by properties, meet for coffee, etc.

I am interested in getting assistance with acquiring funds to complete some rehab..I happen to know Bishop Robinson very well...He is a very close personal friend...Do you know of any financial markets that may support a no doc loan.  

This terminology, however, can reasonably be construed to extend to any business entity that makes loans to or finances purchases on behalf of consumers and businesses.

I'll give you my honest opinion on these exchanges....FCI Exchange...while I like FCI's back office and online support, I'm not a fan of their exchange.  

It seems that once these properties enter the MLS arena both parties (seller & realtor) are looking for top dollar even if the property's ROI doesn't support it.
