Jason   we just did a project where I brought the land, capital partner and I negotiated. they build all cash for a 720 square foot plan we build that sells at a premium here.

Their program seems very good overall as far as the essence of them covering coaching and rehab and all costs, but i was quickly turned off by the sales rep named Scott,i spoke to who was extremely arrogant and impatient kept saying i'm geting dozens of calls each day and dont have the time to handle everyone, and needs to know up front do you have a couple thousand set aside for this business, i said i'm investing about that in the business now what do you offer that would warrant that< and he repeated the same and i said, well like i'm on the call now with you 2 min and 14 seconds care to tell me what all this is about and what the financial requirement is???

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

A little bit about my experience in Real Estate… I started a couple years ago doing some house flips in Detroit ( It was a 2 year plan) then decided to sell everything, moved to Washington DC which can't afford anything in the DMV area but last year I purchased a very nice 3500 SQFT Duplex in Shaker Heights, suburb of Cleveland.

@Jim DoyleIf it’s already $50-$100k below market you can ask, but be careful as pigs get fat and happy and hogs get slaughtered.

I planned to move it into LLP after a year due to Freddie Mac restrictions.I’ve done my own research and seems the rates are worse then what I’d get as a 2nd home for LLP.
