More protection, for a few hundred dollars you can go from maybe 500k to 2-3 million, probably unnecessary but well worth it for the price. 

I've been pouring over the resources here on BP, read several of the BP books, listened to hundreds of the BP and Straight UP Chicago podcasts, poured over the SAAS tools, started comping and evaluating deals and found several Meetups to attend.

Any real estate attorney in your state should already have a contract to provide you or customize something for you for a few hundred bucks or so. 

Find some local members in your area and reach out to a few folks, perhaps those with hundreds or thousands of posts in this forum, and connect!

Cabinets, floors, plumbing, electrical etc.

Can't believe people will entrust their spending hundreds of thousands of dollars on a computer algorithm .......

My painter just went over and found the whole house saturated and pouring water from a couple places in the baseboard pipes and basically the whole house was underwater for days and we lost alot of supplies and our brand new cabinets are destroyed, along with prob the hot water tank, new boiler, washer and dryer and whatever else I havent found yet. .

You can make a few hundred a month there for little maintenance.

I would get a few hundred cash flow for the next 15 years with no property management payment, property tax payment, property insurance, maintenance or capital expense.

It is heart breaking to be required to allow things to happen that you know are going to create a scenario that will result in a huge failure for the applicant and a financial mess for you (it’s not if, but when), but that’s exactly what you need to do unless you want to end up with hundreds of thousands of dollars in legal bills and fines for fair housing violations.
