Im open to all ideas and tips y'all have for me!

Hi Grant:as someone also new to commercial real estate, I can't specifically give you any tips on it per se, but from a general investing standpoint, I would say you have to ask yourself why are you buying the building. if its to fix and flip or buy and hold. these are two different goals.IF its strictly for investment purposes and you are buying to hold: I would consider two things.work on paper some calculations to see if 1. does it cash flow ?

So I have a few questions for anyone who has done something like this--I plan to get an LLC set up with myself and the two investors but am not sure what the share of the property should be broken up into- as I will be managing the property making sure it runs smoothly and will split 3 ways any type of repair costs/eviction costs that come up on the property but the 2 investors will be bringing all the money to the table for the down payment.

Just a few tips on sewer hookups in Marion County: Ask for referrals.

Any tips, tricks, suggestions for my "team" would be greatly appreciated.  

If the $100/mo is going to tip the scales on whether or not this deal makes money, you should probably not buy it ;)

Robert, use the tools on the site to run your numbers and to make sure that the rent will cover all your expenses. 150 amps is more than enough for a SFH, i wouldn't change that and the roof, if its a 3 tab shingle, you have another 10 years at least, the pipes i would be Leary about, but like you said, if its not broken don't fix it, that can run you some money, especially if all the pipes are in the slab. the reason they have been there for 25 years is because of the rent, i would raise it but keep it a little lower than area rents, always good to have a long term renter.

I'm also going to find a way to get out to some local meetups - so any tips on those would be greatly appreciated.
