One of my rentals in Cleveland I was to the point of renting, twice.....below market rate and the tenants backed out at the last minute when they said they didn't like this, or that.......I advertised on GoSection8 and found a renter that met my qualifications within 2 days....I told my PM, No Smokers of any kind, No Pets, No Evictions, No felonies, and they have to already have the voucher in hand.Oh, and I'm getting more rent than I initially thought I would get.......PLUS it is a nice hedge against (the next upcoming) recession because I won't have to worry about them claiming they can't pay the rent because 92% of it is paid by Section 8.

Good news is - you don’t pay more for a great lender typically because banks pay a ton for advertising, and great lenders are referral based so they can be competitive, and be compensated well without charging you more.

You will need to do upgrade and repairs, pay for utilities yourself, advertise, and you could miss out on a month (possibly more) of rent.
