One of my rentals in Cleveland I was to the point of renting, twice.....below market rate and the tenants backed out at the last minute when they said they didn't like this, or that.......I advertised on GoSection8 and found a renter that met my qualifications within 2 days....I told my PM, No Smokers of any kind, No Pets, No Evictions, No felonies, and they have to already have the voucher in hand.Oh, and I'm getting more rent than I initially thought I would get.......PLUS it is a nice hedge against (the next upcoming) recession because I won't have to worry about them claiming they can't pay the rent because 92% of it is paid by Section 8. 

We have already contacted a travel manager for one company to advertise directly to the maintainers.

Good news is - you don’t pay more for a great lender typically because banks pay a ton for advertising, and great lenders are referral based so they can be competitive, and be compensated well without charging you more.  

You will need to do upgrade and repairs, pay for utilities yourself, advertise, and you could miss out on a month (possibly more) of rent.

They advertised it was advertised on a real estate auction site that accepts bids recently as occupied, but it was foreclosed on 2 months ago. 

Start with the podcast they will give you plenty of reading material and further individuals to read up on.I am a big supporter of Jake and Gino's Wheelbarrow of Profits.

Bigger pockets advertisements, and forums can be helpful.

Yeah there are a lot of companies that advertise services that are too good to be true.

My only fear is if the area can support an exit strategy if managing this property becomes too difficult or not profitable and I want to sell.
