The wholesaler doesn't want to give out information unless you demonstrate that you're legit.Technically sending out personal information and advertising a large bank account to someone through craigslist also make you a target of a scam, too so tread lightly.In order to get a proof of funds letter, your best bet is probably working with the bank that holds the money (or line of credit) you plan to use to invest.Also, consider a different approach in looking to meet the wholesaler for coffee in order to discuss more about their business and your criteria.

If so they would advertise and find you a tenant and once tenant is found they hand everything back over to you to manage.

My understanding is: the property becomes Sch-E qualified "when put into service", which means you advertise is availability as a rental.Property A (dec.15) would be claimed for expenses and no incomeProperty B does not qualify for any thing except closing costs.But check with your CPA for accuracy on this

(They were into goth, black hair and nails, tatts, etc, but GREAT TENANTS... picture of them with grandma on the wall :)   I had to consider the month or more rents lost if they left.. they leave end of month, i can't do a turnaround in less than a week or two, so by the time i advertise and get a new occupant, 30 unpaid days blew by.
