In fact when I first show the rental I first show the forms I use to evict and give them a paper which shows step by step how long from the time they miss a payment to the time the sheriff will show up to evict.

A 20% down payment would be a bit to steep for me, especially if the next deal I am planning to do would be a 4 unit or up in the Atlanta area where the prices range from 300k to 500k.

You can even get a mortgage on NNN leases as they are recognized as one form of real estate ownership.
