Its a whole different world for state and federal government requirements between 1099 and W-2.Oh, and the big kicker--if they qualify for an unearned child tax credit, they can ask you for it upfront and you ARE REQUIRED to pay it to them. 

The good news is that the real estate world is different than the banking world.
