I looked at a house today with ARV of $700k needs $200k worth of work and has offers over $600k.For buy and hold you will not cash flow unless you have a significant down payment but your ROI will be very low.

This way you can learn which ones work and which ones don't.

@Taylor Haywood, It's not  really if you ask me, It just depends on who will be doing your work and if the numbers make sense.

I replied that I also do billable work and have never seen something so vague on outcomes and cost.

I'm now onto "Millionaire Real Estate Agent,"  but i don't read as much when I'min town becuase I try to focus on marketing when I get home from work and the gym.  

This is very useful to know because I was starting to look at rehabs that required very little work and thought I could just turn around and sell them quick.

My company has renovated many other units in the complex and is ready to tackle the work, and in the past we've always been able to put 20-25% down and $3-$4k into updates.  

All new appliances, retexture the whole interior of the house, repaint the interior of the house, new light fixtures, new furnace and duct work, and new insulation in the attic.  

She bashfully apologized and said she has been so busy with work and school she completely forgot and didn't know where it was.
