Having to fork out the money for one of those early on can really set you back.  

Or is there something you can set up with the bank and show them proof that the funds are there in a separate account?

Set up a keyword search for Tampa and Florida and any of your particular types of investing or other interests.  

Personally, I set up a bank account for each of my tenants at a nearby bank and tell them to deposit the money into that account.  

It sounds like you guys need to set up a systematic way to sort through your properties.

My husband has the full time job and I'm doing all the research and trying to figure out how/when/where to make the first move.We've gotten the LLC formed - business phone number set up, business cards, all the proper paper work filed, etc...I've had my real estate license for 2 years (but never acted as a traditional realtor - sold 1 home and did rentals and referrals for family/friends).

I'd rather put in the work behind the scenes crunching numbers or finding the best ways to set up a deal.
