My first inclination is that you would be fine if you have received a clean, clear marketable title. 

I’ve received rental applications.  

About a year into my tenant living at my rental house they told me the laminate countertop received a burn hole through it about the size of a quarter.

I applied for an LLc on Monday and received an email back approximately 1 day later about articles of organization with a certificate from the state.

The potential seller isn’t looking to sell her house but has another which she received from her father after his death earlier this year and says she cannot afford 2 mortgages.The woman says 40k is owed on the property, ARV is between 140-180k.

We have started threatening to send to collections during occupancy if unpaid by X date and have had success in receiving the payment.I don't think an increase as you suggest would fly.
