Your plan can still be very solid, such states at a macro level may not reflect aspects of value in your market, even if local foreclosures do go up.Richmond is a larger, stable metro area, foreclosures can touch any neighborhood, but look for more stable, desired areas, you don't want to have foreclosed/REO sales as comps on your flips.As to more value, no, not really, many of those foreclosures are likely to go into the rental market which may bring comps down, not up.
