We change HVAC filters, inspect extinguishers, test smoke detectors, check for improperly stored flammables, unsafe extension cords, leaky faucets, leaky or stopped toilets, ripples in carpet (trip hazard), sticking doors (more than just an annoyance, it can cause impeded egress in an emergency), and any other unsafe or improper situations along with current or upcoming maintenance items like loose shingles and siding.

A while back, someone got hurt at a rental home by tripping over a slab of concrete sticking out of the ground, and all the person asks to pay my doctor bills, and the owner told him to get off his property, and he hired a lawyer and the lawyer passes the file to me, and I went to visit the home and to take pictures an, I found the concrete sticking out of the ground, and then I started my investigation and found out the home was finance, and he transfers it into an LLC, and he did not have insurance coverage as required by the bank, and I found another rental property he has free and clear that the lawyer will go after, and I contacted the bank and now the bank will send the borrower a letter that they can do a due on sale clause, and then the borrower will transfer the home back into his name and then the LLC will play no part when the lawyer sues all this over $700 in doctor bills.

@Karen Margrave   I am on one of my trips to my markets I work in.. and I was just in Charleston looking at our new builds there its Awesome what we have going on..

Also, I know not to count on appreciation, but for what it's worth, the neighborhood is currently appreciating rapidly.After that, I made the trip up to his suburb to meet the seller and check out the house.

Other than the obvious, tell your manager to look out for liabilities (trip and fall, ADA stuff, etc.), you don't want to get sued.
