There are likely more investors that will want the cash flow as a landlord, so in that case selling with some tenants, but also room for the investor to finish lease up to help their overall return would be beneficial.Back to my opening statement, investment sales brokers would be able to give you better guidance.

I have been using a free one called vtiger.it has been going very well for me and my business.I do about 2-4 deals a month and it helps me track all of my projects and investments into those projects and to do lists etc.

Hi I just went in to contract on my first fix & flip in Scranton Pennsylvania, and I am looking for straragies how to avoid paying big taxes for the capital gains, (beside of deducting of the expances).I heard that if I am buying a property through an LLC and then I am selling the LLC not only the house that could help, but I am not sure how to do it or it's really working, could someone with experience help?
