There's other places close to it that could much easier be developed if that be the case. 

that's what all of us builder developers do.. 

He just wants to get rid of it and purchase a property in a better area that has less risk.The area (within a 10-15 mile radius) is about to get a boost - a lot of mixed-use developments (similar to developments that are already thriving in the city) because the market it so hot right now. 

My objective is to take these contracts and flip them to a developer.

Studios/1BR’s are also very popular with business travelers.

I have a strong preference for something less, so I can develop my renovation chops. 

Just trying to start my career with a solid foundation, and develop a long (and hopefully successful relationship).Any suggestions?

I'm trying to err on the conservative side since I'm a newbie to rentals and haven't yet developed the intuition for maintenance and repair costs but I'm trying not to be so conservative that my numbers shut out potential deals. 

This one just hit the market and its been month since I've seen anything that was even worth looking at as far as house hacking goes. the location it nice as well since its right by the airport we could airbnb the 1/1 studio thats apart of it house.
