Of course priming everything (trim and walls) is easy, painting would require more work as the trim is usually a different colour and more cutting in is required.

Is there anyway I can cut my closing cost?

Just reported them to Attorney General for if I don’t get paid the state doesn’t get their 7% cut.

Both of these options will cut into your ownership/equity, but at the end of the day you need them to complete the deal.

If they are responsible for cutting the grass, they are in violation of the lease.

Do you think using a cost approach formula would work in this scenario by adjusting the comps via increasing the total value of the straight line depreciation by the delta of the age?

This property was very straight forward, no issues in closing, no title problems, how I wish every deal of mine would go haha.

Thus, my question -- is there anything out there at a medium to high level that just cuts to the chase and talks about such things and give tips and suggestions on best practices, do this before doing that etc ?
