What questions or areas of the lender:client relationship should a REI investigate when shopping for lenders to uncover the value that lender offers as compared to others? 

One of my coworkers does a lot of private lending similar to this and he always goes to a title agent in the area of the property and asks for the title's legal department to draft up legal loan documents. 

There are a bunch of questions you want to make sure you answer.

If I can get a deal to cash flow on long term rent with no money out of pocket in a great area I will buy that deal every day regardless if I am underwater

But that area is a very nice area with a good tenant base and should rent quickly if priced in line and not reaching for the moon on rents.

Do your self a favor and use anyone else in the detroit area for your properties.
