Unless the HOA requires a certain person to do the landscaping I'd exclude that, have the tenants responsible, also like @Roman Paksaid, the insurance is high, get with your agent, get a policy for a rental & require the tenants to obtain renters insurance..

The unit backs up to the woods and a golf course, so the roof line cannot be seen unless you're standing in the back, but it makes me wonder about the HOA (haven't received the HOA financials yet).

I was going to collect a $30 application fee per tenant, plus the HOA requires a separate criminal background check only from the local sheriff's office.
