"Must" might be the case for some housing that is located within a community that has an association (HOA) that stipulates that you must.

And further: "asking for forgiveness" from a South Florida HOA or Condo Association usually gets you added legal fees for the " repercussions" of " Skirting" the Community By-Laws and/or Rules and Regulations.

No HOA. 

Unless the HOA requires a certain person to do the landscaping I'd exclude that, have the tenants responsible, also like @Roman Paksaid, the insurance is high, get with your agent, get a policy for a rental & require the tenants to obtain renters insurance..

The unit backs up to the woods and a golf course, so the roof line cannot be seen unless you're standing in the back, but it makes me wonder about the HOA (haven't received the HOA financials yet).
