(Just to be clear, I've never personally experienced a situation like this, thankfully)...but, I've weathered my share of equally significant challenges.

I followed up with each one after the weather went back to normal to verify there were no issues. 

You will want to forecast what the rent will be at that time (appreciation too if that matters to you). 

I have done some research and read news articles published by reputable sources and it appears that several western states are going to be badly impacted by the worsening weather conditions and droughts in the coming decades.

One challenge I see with my current REI strategy is that 2 properties are simply not enough to have economies of scale to weather issues.

We just have such beautiful weather and that us not to be taken lightly.
