If the tenant is basically (judgment proof) such as credit is bad, they get paid money under the table as cash,etc. then it can be a waste of time to take them to court to get a judgment.No legal advice given.

What I mean is, if you don't bring any cash to the table initially, then there's no cash to get at later, unless you wait a while as you pay of debt and (hopefully) see some appreciation.No reason this can't be done with at a LLC.
