I am about to break ground on the remodel of my home and am building an ADU over my garage for the same property.My question is....is it worth spending the money to separate the utilities or just have one water, electric and gas meter?

Replace all TCs, drain water, add chemicals in all toilets to kill roots in the system.

When running the numbers I am having difficulty plugging in the rent, tax, and water/sewer numbers.

Looks like these areas have great school systems and occasionally small, older SFHs come on the market at $100-125K.

There are inspiring people to learn from, tons of great information and a strong support system. 

If this assistance helps this friend buy a house he's lived in since cleaning his life up 7 years ago, I'm going to get a picture of him, his awesome shop helper elementary aged son, and some cars on 30" rims with thumping sound systems he built to pull it off to post in this thread.

Water heaters probably 95% of the maintenanace or repairs on electric we do.
