This puts the property at a negative cashflow (NOI is $42,510).So here is my question....it is my understanding that a 10% cap rate is a good rate to buy a property at....but these numbers don't work, is it because of the 15 yr loans versus 30 year loans?

In many cases you can get higher Liability limits on a Commercial policy ($1M), versus many Homeowners policies can have a $500k max.

PayHOA gave us a platform for online dues collection, maintenance requests, violation tracking, real-time accounting sync to our bank, real-time budgeting, trackable email/SMS/phone outreach, automated USPS mailings, calendar, owner forum, shared document storage, and (just this year) monthly bookkeeping and accounts payable.That last bookkeeping offering alone has saved us thousands of dollars/year, while improving accuracy and responsiveness versus our traditional bookkeepers and accounting service.

One of the "r's" is repeat though, so remember you're going to be limited by the number of conforming loans you can get versus portfolio money, where there is generally no restriction on the number of financed properties.Hope that helpsStephanie

That versus if I build out a home subdivision, build a large retail center, build a big multifamily building the majority of profit and success is not until the back end when project is 90% finished or higher.

Agreed with the comments above...here's what I've been doing to try to pick up a couple of properties near me where the owners are deceased:1) Get the owner's information from the Public Records (sounds like you already have that since you looked at the tax records)2) Skip trace the owner's name and attempt to reach someone through their phone numbers (I use True People Search and have had decent luck finding a number - cell numbers tend to be the best versus the landlines, but it's not guaranteed either way)3) Check the county Probate Court records to see if a Probate case has been opened.
