The property I am buying would need a minimum ARV of $187.5K to refi with them to arrive at $150K financed, and that's probably right on the edge of what it might appraise for after a massive amount of upgrades.

Beautiful neighborhood, we love living in this area.Renovation currently being done to upgrade to modern styling, it looks great so far.Definitely turnkeyFor both, I looking of doing a 30-year fixed conventional, 15% down.Property 1 feels more "responsible" in that it will leave more cash in our pockets right now -- but, the neighborhood is less desirable and the commercial corridor likely won't be improving for awhile.

My main question is, if I don’t plan to do a tremendous amount of work in the new property, but I am willing to do some cosmetic upgrades, does it feel safer to buy something that’s already occupied and has good tenant history… Or some thing on occupied where I can be sure tenant selection is stringent?

Basically using the sale of my duplex to upgrade my unit total.Therefore my questions are a) Those this sound like a good idea, b) if so, where do I even begin when it comes to looking for multi-unit properties for sale, c) are there forums on BP that have already gone in depth regarding this strategy and what it takes to manage a multi-unit (more than two) building?
