The trick with those office or other expenses is that there is no way to bill for your time - unless I'm missing something.I talked to a CPA today that suggested setting up a single-member LLC which would maintain a legal separation but still allow me to pay myself for rental property management and allow pass-through income on the back end.I understand that the income for the single-member LLC would be subject to FICA taxes but I have a unique tax situation in which it would be better to have it there than on the passive income side.Anyone have any other thoughts....

The trick to the upper cabinets is to spend your time leveling and attaching a 2x4 to the wall where the bottom of the cabinets are going to be.

This is because the city tricked them and locked in their below market rents when they repealed the full exemption for such properties.My main point is that the big trend in the Bay Area is declining rents.

But if you lend out at 12% and 3% points, you might be able to earn in excess of 15% (if your borrowers pay you back less than a year).Otherwise you’re going to trick yourself into buying junk.... and lose money.

That's only because the people running the ads aren't optimizing the funnel for re-targeting and conversions.And here is the trick in my opinion.
