buying duplex, buying condo/town home, SFH for investment? 

I don't want to comment publicly, since we are working in the same town, but I could certainly give you some guidance that would double your profit on this rehab/flip.

Are these just the poor areas of town, or is there a more systemic issue holding the area back from being a good area to invest in?

 try talking to a hospital if there is one near by, for DR and Nurses. what about a large corporation that may have executives or sales men that come to town for meetings, convince them to rent a place and they can decorate the way they want it, maybe with their logos and stuff. just some thoughts, now you have me thinking, thank you !

This was built in 1945 as a 4 unit multi property for a corporation that was in town.

@Jack Thanadabouth Ah the Heroine Thoroughfare, Im partial to small towns vs GB or MKE be very researched on Green Bay, a lot of investors have frantically exited that town after some changes in city Government. there are plenty of opportunities in that corridor.As far as lenders, if you stay with duplex or singles< the rental experience is less of an issue.

Just picked up a 3/2 brick in Jackson (a town with five colleges) for $5K one mile from the University of Memphis. 

I live in a small "po dunk" town and most folks don't have much money.
