My wife did a semi Major one last year and made 6 figures on it all in in about 7 months.. she just did another Major remodel.. took 9 months sold for just under 600k and she only made about 30k...

I currently work  with my buddy doing small residential remodels.

It depends on labor costs and availability of the various trades in your area, but in LA, retail price to hire a general contractor to do that project would probably be about $250/sqft for the new structure and $100/sqft to remodel the existing structure (down to the studs), plus finishes, fixtures, landscaping and hardscaping.

  (2k for cabinets - medium grade RTA, $700 for tops, 1,300 for install).4) 2k for appliances (stove, microwave, dishwasher, and fridge)5) 4k for bathroom (tub, surround, vanity, toilet)6) 5k in flooring.     900 sq ft carpet (1,800 - $2/sq ft using lowes whole home install deal), 400 sq ft tile (utility room, kitchen/dining, bathroom, and entry way) (3k).

We change HVAC filters, inspect extinguishers, test smoke detectors, check for improperly stored flammables, unsafe extension cords, leaky faucets, leaky or stopped toilets, ripples in carpet (trip hazard), sticking doors (more than just an annoyance, it can cause impeded egress in an emergency), and any other unsafe or improper situations along with current or upcoming maintenance items like loose shingles and siding.

I just thought a dedicated forum for New Builds - Remodels, etc. would keep everything in one place and easy to follow everyone's progress. 

I'm currently remodeling a home I purchased as a live-in flip, but have my goals set on expanding my portfolio by purchasing apartments. 

8,400/.07=$120,000 This is a bit over simplified as its really not looking at remodel work you'd likely want to do and other expenses, but I'm illustrating why investors care about upside in rents.

You should be able to find someone that has a full service remodeling company that can handle the design and construction.

thanks..those are 100amps brakers ...it says 10KA on the main braker ...but what the GC told me today ...if those brakers are push-in brakers they are supposedly fire hazard so I would need to replace the panel anyways.if you new to remodelling, I am becoming a big proponent of inviting whoever you can to take a look at the house before you sign the closing documents...especially if it is sitting empty and you as a licensed realtor can access the property. that's just an opportunity you cannot waste.
