@Darren NicholsHave you been to any of the investors association meetings in the area? 

Furthermore, as an investor you would need to make it a priority to attend Association meetings and possibly even get on the board so you could provide insight and help maintain a friendly environment for yourself and your tenants.

One of them is associated with real estate investing and I filed them all with the Secretary of State myself without speaking to a lawyer.

We have our business card registered on the site and on the address associated with the card is our LLC name.  

Association fees were $1000 a month though.

In Cali we have standard CAR forms (Califonia Association of Realtors).

The "reptilian" part of our brain located at the back is associated with our deep emotions and the "fight or flight" feelings we humans get.

It is a one bedroom in a great location and is move in ready.The only problem I see is that in the association rules, it states that owners that rent their unit must pay $1,200 per year and also $500 every time a tenant moves in.Are you serious?

According to the tax code, you can recover you cost associated with the purchase, upkeep, maintenance of the home and any HOA dues paid.
