We will screen those tenants with the same level of due diligence we screen any other tenant.  

The only similar experience I have is running a transit level and grade stick on building foundations and sidewalks. 

We operate at a much much smaller level.

If so it is the same level of effort as changing it yourself.As for charging service call plus repairs, again, I don't know how you can conclusively deduct that a system breaks down exclusively due to dirty filters. 

I have a 1940's , nothing level, nothing square , it was a well lets say "interesting" remodel .

I've lived in the Mid-West my whole life and a big part of that has been spent dealing with snow and I know Wisconsin is on a whole other level.

Regular retail rates per sq ft even for larger spaces rarely dip below 10 sq ft.I would question the quality of the area at such a level.

Businesses cut back and travel spending for their workers and the population at large has less spendable income so either doesn't take  a vacation at all or stays close to home.REVPAR and occupancy levels are key to a hotels profitability. 

I am definitely leaning towards the 1031 exchange because the neighborhoods I'm currently flipping in JAX are still considerably below 2006-07 peak levels and has room for appreciation if I exhange into a multifamily property in JAX. 

I'm wondering if I should create a trust with me as the beneficiary to provide a level of anonymity.
