Also consider joining SWLA which is run by Jon Frickensmith--in my experience, it's a fantastic resource for Kenosha/Racine landlords and when you need contractors, you can ask the group of members who I found to be all active landlords in the area.

@Ben StanleyI would assume you get zero revenue from anyone else and be able to afford the home yourself by getting qualified at a local lenderIf you are solely relying on someone else as well without a reserve your level of risk just increased significantly

If so, make sure agreement is in writing, signed by both parties, specifies new end date and ensures any existing security deposit will still be dealt with properly per landlord/tenant laws, and I'd also ask for a partial payment to be issued at signing to make obtaining his new place easier.
