Any thoughts and suggestion on what the best plan of action for me is?

We are graciously open to any tips and suggestions that will yield success to our business and are willing hustle to gain as much experience and insight in the world of real estate as possible.

Would someone maybe suggest I not go this route and just wait to get approved for more and get the duplex?

Maybe I'm wrong, but I've suggested he hold the property and raise rent. 

A buy and hold, cash flow deal is probably the best fit for me, but I'm open to other suggestions and opportunities as well. 

Any other suggestions?

 Thanks Josh for your input I do make enough money but I just went through a short sale so this is a way I'm trying to purchase one and then I was going to refinance like  William suggested
