That said, I'm still struggling with where to start investing in residential RE.  

We do open house style showings for a half hour time slot, and can get 10 different applicants all showing up at once to see a specific unit - and it's a struggle to keep track and follow up with potential applicants through the process with so many applying.  

I've struggled along and come to the conclusion that I have to have a real plan and goals associated with the future.

I'll give you a big tip: If you see ads or banners "Move in for $1, or First months rent free", the owner is struggling with vacancies!!

Wow, $100/ft2 seems like a steal in California.On my new construction duplex's in New Orleans, I am struggling to keep them under $100/ft2 and never can I get it below $80/ft2.
