I will still stick to my "One house a year" buying strategy, but when an opportunity to not only help another investor get started and having the deal work out for all involved, I'm no longer a strictly buy and hold investor!

Try to stick as close as you can to the budget, because unknowns are bound to happen and if you do come in below budget, it just increases your profit.Remember that your goal is to make a nice profit.

You can't scope it and do the numbers, since the house is already yours, stick to the budget where you started, or simply reverse it and get a max budget.
