It's a fishy situation because your gambling on the fact that both tenants will maintain their jobs and continue to make the same income.

School presentation, big sports game, and being a landlord can be less stressful as long as you've prepared as best you can.

But these are friends and family that took a gamble with me on my venture so I feel wrong to increase my rate.

Chalk this one up as a "win" from a knowledge perspective, and move on to better cash flow opportunities (unless I'm missing something on the appreciation side...but I would caution there is a fine line between appreciation investing and gambling!).

Not that Indiana isn't a great place but I'd rather be where the action is and enjoy summer sports all winter long in the sunshine and warmth.

For sporting events, concerts & festivals to be allowed? 

If you don't have at least three at an absolute minimum, you're really gambling with your livelihood.

It is indeed a beautiful place with world class winter sports activities as well as national parks in just about every direction.
