All in all Justin, if you get this deal at the $50k price point and even if you spend $30k on your rehab, your numbers are still good at an all-in cost of $80k, exit value of $125k (64% deal)One item not mentioned yet is the added sq. footage in basement and getting the third bedroom and possibly another bathroom.
